Each project is structured through an intermediary company. Investors participate in the company, which owns and manages the specific asset, ensuring clear ownership, transparency, and ring-fenced risk per project.

What is Ovolus?
Ovolus is an online crowdfunding platform operated by One Three Capital, a company authorised and supervised by the Hellenic Capital Market Commission (HCMC). Ovolus focuses on real estate and hospitality investments. It connects investors with selected projects, with investments starting from as little as €500, while providing project owners with access to flexible, alternative financing.
Is One Three Capital (the operator of the Ovolus platform) authorised?
Yes. One Three Capital has been authorised by the Hellenic Capital Market Commission to provide crowdfunding services pursuant to Regulation (EU) 2020/1503 (HCMC Board of Directors Decision No. 1043/27.12.2024).
What is Ovolus’ mission?
Our mission is to democratise access to high-quality real estate and hospitality investments by providing a secure, transparent and user-friendly platform for everyone.
Who can invest?
Any individual aged 18 or over, or legal entity from an eligible country, may invest through Ovolus, provided that they hold a bank account with a Greek IBAN. To start investing, you must complete the identity verification process and accept the Ovolus platform Terms and Conditions, as well as the terms of its partner payment service provider, secupay AG.
Are there fees for investors?
No. Ovolus charges fees to the project owner, not to investors.
Where does my money go when I invest?
Funds are held in a secure, dedicated escrow account maintained with a banking institution through the partner payment service provider. Only after the successful completion of the fundraising and fulfilment of the conditions specified in the relevant offering is the total amount transferred to the project owner’s account.
What is crowdfunding?
Crowdfunding is a financing model through which multiple investors fund a project via online platforms.
How does real estate crowdfunding work?
Real estate crowdfunding enables investors to acquire an indirect ownership interest in real estate without having to purchase an entire property or commit a substantial amount of initial capital. Through Ovolus, investors can participate in financing selected projects by acquiring shares or company interests in a company that owns or acquires the property. In this way, they obtain an indirect ownership interest in the property and may benefit from potential operating profits or an increase in the property’s value, subject to the terms of each investment. Ovolus acts as an authorised intermediary, facilitating the investment process in accordance with Regulation (EU) 2020/1503.
Does investing in crowdfunding projects involve risks?
Yes. As with any investment, there are risks, including loss of capital, liquidity risk and project execution risk. Please carefully read the Key Investment Information Sheet (KIIS), together with all documents made available on the platform for each project, before investing.
