What happens if Ovolus shuts down?
Your investments remain legally yours. Ovolus acts as an intermediary—your relationship with the project owner is preserved by owning actual shares of the project’s company directly issued in your name, even in case of platform closure.
What is One Three Capital and how is it related to Ovolus?
Ovolus is the crowdfunding platform operated and managed by One Three Capital Crowdfunding Service Provider Société Anonyme, which is authorised by the Hellenic Capital Market Commission as a Crowdfunding Service Provider in accordance with Regulation (EU) 2020/1503, under decision 1043/27.12.2024 of its Board of Directors.
What is crowdfunding?
A financing model where many people fund a project via online platforms.
What is equity crowdfunding?
Investors receive shares in return for their capital, gaining a stake in the business and its profits.
Why invest in real estate crowdfunding?
It offers access to tangible assets without high capital requirements, combining the advantages of real estate with the ease of online investing.
What is IRR?
Internal Rate of Return is the expected annual return on investment, compounded annually.
What is ROI?

How does real estate crowd investing work?
You invest in vetted property projects through Ovolus and earn returns from rental income, capital appreciation, or operating profits. Your shares are issued in your name, with no intermediary risk.
Is real estate investing risky?
Yes. As with any investment, risks exist, including capital loss, liquidity risk, and project execution risks. Please review each project’s Key Investment Information Sheet (KIIS) carefully before investing.
Who can invest?
Any individual over 18 years old or legal entity from eligible countries can invest through Ovolus. You must complete identity verification and accept our platform terms to begin investing.
Why do I need to provide ID and proof of address?
To comply with EU anti-money laundering laws and confirm your identity securely.
Who are Sophisticated Investors?
Sophisticated investors are people or organizations that are considered to have enough financial knowledge, experience, and resources to understand complex investments and higher risks—defined by specific criteria:
For natural persons (individuals)
At least two of the following:
- Personal gross annual income of at least €60,000, OR financial instrument portfolio (including cash/financial assets) worth more than €100,000
- Work experience: at least 1 year working in the financial sector in a role demanding knowledge of the relevant transactions or 12 months in a senior/executive role in a qualifying entity
- Trading activity: carried out transactions of significant size on capital markets at an average of 10 per quarter over the last four quarters
For legal persons (companies, funds, etc.)
At least one of the following:
- Own funds of at least €100,000
- Net turnover of at least €2,000,000
- Total balance sheet of at least €1,000,000
Who are Unsophisticated Investors?
Non-sophisticated investors are all legal or natural persons who do not meet the criteria of sophisticated investors. Non-sophisticated investors are subject to enhanced investor protection measures, such as a suitability assessment, loss simulation, and full risk disclosure. After the investment is confirmed, a four-day cooling-off (withdrawal) period is granted, during which the investor may withdraw without any charge.
What is the appropriateness questionnaire?
A short assessment that helps determine whether investment opportunities are suitable for unsophisticated investors. Completing it is optional but recommended.
How do I fund my investment?
After selecting a project, you'll receive payment instructions through your secure investor dashboard. Payment options may include bank transfer or other approved methods.
What is a loss-bearing simulation?
A tool for unsophisticated investors to evaluate their financial capacity to absorb potential losses, based on 10% of their net worth. It must be updated annually.
How is income distributed?
Income is credited directly to your personal bank account that you have declared (IBAN) at the relevant stage of your registration on the platform.
Can I cancel an investment?
Yes. Unsophisticated investors have a 4-day cooling-off period with no penalties.
Are there fees for investors?
No. Ovolus charges fees to the project owner and does not charge investors.
Where does my money go when I invest?
Funds are held in a secure, dedicated escrow account held by a reliable banking institution. They are only transferred to the project if the campaign is successful.
How do I choose the right investment?
Review the project documentation, assess your financial goals, and diversify your portfolio. Ovolus provides the tools and data to support your decision-making.
How do I communicate with the company I invested in?
Companies are encouraged to provide quarterly updates via the project dashboard or email.
Does crowdfunding qualify for tax benefits?
No. Tax rules vary by country. We recommend consulting a tax advisor.
How does the exit from an investment work?
Investments are exited when the project reaches its goal (e.g., sale of a property, profit distribution). Terms are clearly outlined in the KIIS.
Will there be a secondary market?
Yes. A bulletin board feature is in development to allow investors to express interest in trading shares informally.
How are returns taxed?
Individuals: Returns are typically paid net of taxes. Companies: Returns are gross and taxed according to local corporate law.
What is a Bear Loss Simulation Test?
To ensure that the crowdfunding services provided through the platform are appropriate for your financial situation, you are asked to provide certain information about your current financial circumstances. For this purpose, a dedicated online tool is provided, designed in accordance with Regulations (EU) 2020/1503 and (EU) 2022/2114, which allows you to easily and quickly simulate your ability to bear potential losses. Completing this simulation is a mandatory prerequisite for investing in projects offered through the platform. If you do not complete it, you will not be able to proceed with an investment. You should provide accurate and up-to-date information and promptly inform the Company of any material changes to your details. Based on the information you submit, the system automatically calculates the “potential loss amount,” which represents the level of loss you may be able to bear. Please note that investing in crowdfunding projects involves significant risk, including the possible loss of your entire investment. You may proceed only after explicitly confirming that you understand this warning and wish to continue despite the risks. Before investing, you are strongly advised to carefully review all available information about the investment and the associated risks, and to assess whether this type of investment is suitable for your personal financial situation, knowledge, and experience. By completing the simulation, you confirm that the information provided is accurate and complete, that you will promptly inform Ovolus of any changes, and that you understand the results are generated automatically without human intervention.

What types of projects are accepted?

How do I list my project?
Complete our application, submit your documentation, pass due diligence, and receive approval from our internal committee.
How much can I raise?
Up to €5 million per project under the ECSP Regulation.
How long does a campaign last?
A typical campaign runs for a minimum of 50 days.
Will I retain control of my project?
Yes. The project owner also acts as the manager of the SPV company, retaining full operational control.
Can I combine crowdfunding with other financing?
Yes. Ovolus can complement bank loans, private funding, and public grants.
What happens after a successful round?
Funds are transferred to your account, you begin execution, and report to investors, typically on a quarterly basis.
What is secupay AG?
To manage our transactions, we partner with secupay AG, a licensed payment service provider based in Germany. The company operates under the supervision of BaFin and complies with the European regulatory framework for payment services (PSD2). Working with a regulated payment institution ensures that the investment process is carried out according to high standards of security, compliance, and reliability.
How are my funds protected through secupay AG?
Investments are processed through a secure and regulated payment system, with funds deposited into a dedicated escrow account at a partner financial institution. The amounts remain safeguarded throughout the funding period and are released only after its successful completion. If the funding target is not achieved, the funds are returned to investors in accordance with the terms of the offering, ensuring full transparency and protection of their money.
How do I transfer money to a project?
After selecting the amount you wish to invest, you can complete the transfer either by debit or credit card through the secure payment environment of secupay AG’s partner financial institution, or by bank transfer directly from your bank to the project’s dedicated funding account. When making the transaction, it is essential to enter the payment reference exactly as provided in your investment payment details, so that your participation can be promptly identified and confirmed.
