What is crowdfunding?

You invest in vetted property projects through Ovolus and earn returns from rental income, capital appreciation, or operating profits. Your shares are issued in your name, with no intermediary risk.

Yes. As with any investment, risks exist, including capital loss, liquidity risk, and project execution risks. Please review each project’s Key Investment Information Sheet (KIIS) carefully before investing.

Who can invest?

Any individual over 18 years old or legal entity from eligible countries can invest through Ovolus. You must complete identity verification and accept our platform terms to begin investing.

To comply with EU anti-money laundering laws and confirm your identity securely.

A Sophisticated Investor is someone with the financial experience and capacity to understand and manage investment risks. These investors benefit from fewer restrictions and are not required to complete certain assessments such as the appropriateness questionnaire or loss-bearing simulation. To qualify, individuals must meet at least two of the following: - Annual income over €60,000 or financial portfolio exceeding €100,000 - At least 1 year of relevant experience in the financial sector - Completed at least 10 significant investment transactions per quarter over the past year For legal entities, at least one of the following applies: - Own funds over €100,000 - Annual turnover over €2,000,000 - Balance sheet total over €1,000,000 To gain this status, you’ll need to apply via your dashboard, submit supporting documents, and complete a short qualification process. The classification is valid for 2 years and renewable.

Sophisticated classification. This status is common and provides stronger investor protections. As an Unsophisticated Investor, you must: Complete an appropriateness questionnaire, which assesses your understanding of investment risks Undergo a loss-bearing simulation to evaluate your ability to absorb financial losses based on 10% of your net worth Receive detailed risk disclosures and project documentation before investing You also benefit from a 4-day cooling-off period after confirming your investment, during which you may cancel without any penalties. This system ensures that all investors are matched with an appropriate level of freedom and protection, based on their experience and financial profile.

A short assessment that helps determine whether investment opportunities are suitable for unsophisticated investors. Completing it is optional but recommended.

After selecting a project, you'll receive payment instructions through your secure investor dashboard. Payment options may include bank transfer or other approved methods, depending on your location.

A tool for unsophisticated investors to evaluate their financial capacity to absorb potential losses, based on 10% of their net worth. It must be updated annually.

Yes. Unsophisticated investors have a 4-day cooling-off period with no penalties.

No. Ovolus charges a success fee to the project owner, not to the investor.

Yes. A bulletin board feature is in development to allow investors to express interest in trading shares informally.

Individuals: Returns are typically paid net of taxes. Companies: Returns are gross and taxed according to local corporate law.
